Planning & Permissions
Many house extensions fall under Permitted Development rights, which means you do not need to apply for full planning permission. However, there are size and height limits, and restrictions apply if you live in a conservation area, an Area of Outstanding Natural Beauty, or if your property is a listed building. Your architect or planning consultant can confirm which permissions are required. Once approved drawings and permissions are in place, P&R Mueller can carry out the building work and work alongside your appointed consultant.
Building regulations set the minimum standards for the design, construction and alteration of buildings in England. They cover structural safety, fire safety, energy efficiency, drainage and much more. Most building work — including extensions, loft conversions, new bathrooms and structural alterations — requires Building Regulations approval, even if planning permission is not needed. We submit all required notices on your behalf and ensure our work is inspected and signed off by the local authority.
Yes. Any works to a listed building that affect its character — internally or externally — require Listed Building Consent, regardless of whether the work would normally fall under Permitted Development. This includes alterations as well as repairs carried out using different materials. Carrying out unauthorised works to a listed building is a criminal offence. Your architect or planning consultant should handle the consent process. Once the relevant consent and approved drawings are in place, P&R Mueller can carry out the building work and work alongside your appointed consultant and conservation officers.
Working with Listed Buildings
P&R Mueller has worked on both Grade I and Grade II listed buildings across Worcestershire, Warwickshire and Gloucestershire. Our experience includes sympathetic extensions, internal reconfigurations, roof repairs, lime mortar repointing and barn conversions. Robert Mueller personally oversees all heritage projects and has a thorough understanding of the materials, techniques and regulatory requirements involved in sensitive restoration work.
For listed buildings and older properties, we use traditional and breathable materials wherever required — including natural hydraulic lime mortars, traditional timber, natural stone, clay roof tiles and heritage-appropriate finishes. Using incompatible modern materials on older buildings can cause serious long-term damage, so we always specify the right product for the age and construction of the building. Where required, we source materials to match the character and appearance of the original structure.

The British Board of Agrément (BBA) is the UK's major provider of product approval and quality certification for the construction industry. BBA certification demonstrates that a building product or system has been rigorously tested and meets performance, durability and fitness-for-purpose standards. Where BBA-certified products are specified for a project, the certification provides additional assurance about their tested performance and durability.
Yes. All work carried out by P&R Mueller is fully covered by comprehensive public liability and indemnity insurance. This means that in the unlikely event of accidental damage to your property or injury to a third party during the works, you are fully protected. We are happy to provide a copy of our insurance certificate on request.
Timescales & Process
A barn conversion is a complex project and timescales vary considerably depending on the size and condition of the barn, the specification of the finished accommodation and how quickly planning and listed building consents can be obtained. As a rough guide, a straightforward two-bedroom barn conversion typically takes between 6 and 12 months on site once all permissions are in place. We will give you a realistic programme as part of our quotation process.
Most single-storey extensions take between 8 and 16 weeks on site, depending on size, foundation conditions and the level of internal fit-out required. A two-storey extension will typically take longer — anywhere from 3 to 6 months. We always provide a clear programme before we start so you know what to expect and can plan accordingly.
Robert Mueller personally oversees every project from start to finish. He is on site regularly and is your single point of contact throughout the works. You will always be dealing directly with Robert — not a salesperson or a subcontracted project manager — which means decisions are made quickly and nothing gets lost in translation.
